How Large is the Security Deposit?
The security deposit is usually equal to one month's rent plus a $250 cleaning deposit. If you have a pet, we typically require an additional $250 deposit plus a one-time pet fee of $200 for the first pet and $150 for the second pet. Please note that on some larger properties these fees and deposits may be higher.
What is involved in the credit screening?
The screening process includes running a credit report on individuals. Our company uses the three major credit reporting agencies to conduct this process. The credit check can take a few hours to complete. This credit check looks at your current credit and past credit history. It will list any evictions, bankruptcies, foreclosures, liens or judgments that have been awarded against you. This credit check will also search some court records and often any criminal activity or arrests will be listed. We are not looking for impeccable credit; however, we must protect our landlords and find tenants who will pay their rent on time. Our experienced licensed leasing agents will look at each credit history with a trained eye. Each credit situation will be given individual attention. Specific credit guidelines will be reviewed with you before you submit an application.
What is involved with the criminal background check?
Our criminal background check searches the database of 50 states and several governmental agencies. Any applicants/occupants convicted of any felony may result in the application being denied. Registered sex offenders will be denied.
What is involved in verifying employment history?
We reserve the right to contact your present and previous employers to obtain written references for employment dates and salary. You must place the contact names and numbers of your previous employers on your rental application or we will not be able to process it. If you are a new hire and relocating to Arizona, we will need your "Offer of Employment Letter" with you when you complete the application. Applicant's current income must be at least three times the monthly rental amount. For self-employed and non-employment income we verify sources and amounts: tax returns, bank and business references, government documents.
When is rent due?
Can I set up automatic rental payments?
Yes! You can find online payment services on our website in your tenant portal. Just follow the easy instructions to create an account. There may be a convenience fee charged to pay online so please be sure to read the agreement thoroughly before paying.
Do I need renter's insurance?
What is the smoking policy?
All of our rental properties are non-smoking homes. Smoking is not allowed in the home or on the premises.
How are utility bills handled?
Applicants must put all gas, electricity, water, and trash utility accounts into their names BEFORE keys will be given to the property. Prior to your move in date we will ask you for confirmation numbers from the utility companies and we may call to verify that all utilities have been placed into your name before keys will be released.
Do you allow sub-leasing?
No, we do not allow sub-leasing in our properties.
What is the age limit to apply for a lease?
No one under 18 can apply as a party to a residential leasing agreement. Everyone 18 years and older that will be residing in the home must complete an application and pay application fee per adult. Any roommates being added to an existing lease must pay an application fee per adult. This fee is to cover our credit screening processing cost. Once the application is accepted and processed we will create a residential lease for you. Our application process takes 24-96 hours.
